Set on a secluded five-acre cove with 2.2 acres above water, guests can enjoy direct backyard access to the lake along with kayaks and fun lake toys for days spent on the water. Water access is typically available from April through October, with the lake reaching its full summer pool from May through August, creating the perfect setting for swimming, kayaking, and paddling right outside your door. As lake levels lower in the fall and winter months, the scenery transforms into a peaceful mountain retreat, with stunning fall foliage lighting up the surrounding ridges and cozy evenings spent enjoying hot cocoa by the fire. During the quieter winter season, guests can escape the holiday rush and experience the beauty of a true winter wonderland, where the exposed lakebed invites exploration and the chance to discover unique treasures left behind by the lake. From Memorial Day through Labor Day, and sometimes earlier with seasonal rains, the cove fills with water, transforming the gently sloping backyard into a personal lakefront playground with direct lake access just steps away. Guests can launch the provided kayaks, including two adult kayaks and one child kayak for guests under 100 pounds, float the afternoon away on lake toys such as floating mats, number floats, and adult-size tubes, or relax by the shoreline while enjoying peaceful lake views from the hammocks or woven chair swing. During the off season, the lower lake levels reveal the unique landscape of the exposed lake bed, creating a fun area to explore along the shoreline. The property features approximately 787 feet of shoreline access, with stairs leading down toward the lake and the fire pit area, making it easy to enjoy outdoor fun and cozy evenings under the stars. Guests also have convenient access to a TVA boat launch with parking located about a two minute walk away at the end of Atchley Road. After the lake, head into Pigeon Forge and Gatlinburg, which have many fun and entertaining attractions for all ages. Start with adventure when you ride coasters at Dollywood, win a game of putt-putt golf, race go-karts, splash at waterparks, mine for gems, visit museums, and oh-so-much more! For outdoor fun, you can explore the Great Smoky Mountains National Park, where you can hike to waterfalls, horseback ride through valleys, picnic by a river, and fly fish! Once the thrills and adventure are over, visit the Tanger Outlets and local boutiques, where you can shop until you drop. Enjoy local cuisine, from southern family-style restaurants to chef-cooked meals at dinner time. After dinner, you can find a sweet shop on every corner to satisfy that sweet tooth before returning to the property.

If a pet is found on the premises, a 250-dollar fee will be charged, and guests may be required to vacate the property immediately without a refund. • No smoking inside the property. • Quiet hours must be respected. • The septic system is highly effective but can become clogged if improper items are flushed. Please flush only toilet paper. Feminine hygiene products, wipes, paper towels, and any other non-flushable items should never be flushed. If it is determined that improper materials have caused damage or a clog to the septic system, guests may be charged up to 1,000 dollars for repairs and damages. Additionally, please do not pour grease, oil, or food waste down any sink or drain. • Please do not throw any food or trash from the decks and help us respect and protect the mountains and wildlife. Any trash taken outside should be placed in the appropriate trash bins and secured properly so bears and other animals cannot access it. • Late check-outs may result in a 25 dollars per hour fee after the scheduled checkout time. • Do not tamper with exterior security cameras. This property is privately owned and managed. Guests assume responsibility for their personal belongings and their use of the property and its amenities during their stay. Owners and property management are not responsible for any accidents, injuries, illnesses, loss, or damage to personal belongings or valuables that may occur while on the premises. You will receive a separate message from the property management team requesting a copy of your ID along with a signed rental agreement. These items must be completed before your door code, and check-in instructions can be released. • Decor and furnishings may occasionally vary slightly from listing photos as updates are made. • A starter supply of toiletries, paper towels, trash bags, and essentials is provided. Additional supplies will need to be purchased by guests if needed during longer stays. • The kitchen includes essential cookware, but condiments, coffee, spices, and groceries are not provided. • The hot tub is drained, sanitized, refilled, and chemically balanced before each arrival. It may take until later in the evening to fully heat after cleaning. • Please keep the hot tub cover closed when not in use to maintain temperature. • All our properties are regularly treated by a professional pest control company. However, due to the natural mountain environment, occasional insects or wildlife may still be seen. To help keep critters outside where they belong, please keep all doors and windows closed. • Weather conditions in the Smoky Mountains can occasionally impact power, Wi-Fi, roads, water service, or other amenities. These events are outside of our control, and refunds are not provided for weather-related outages, natural disasters, or interruptions to services. If you choose to cancel your trip due to weather conditions, we may be able to offer alternative dates depending on availability. • Exterior cameras may be present for safety and security purposes only. There are no cameras inside the property. • Black bears and other wildlife are native to Tennessee and are commonly seen throughout the Smoky Mountains area. If you encounter a bear, please do not approach or feed it, as this can encourage dangerous interactions between wildlife and humans. For your safety, always keep vehicle doors locked and avoid storing food or scented items inside your vehicle, as bears are known to access unlocked cars.
